And there were no delays to hand over, which meant that we could sell our previous house and move into the new one in a seamless manner. The actual build time was very reasonable at 6 months for a two-story house. The communication with the site manager during the build was also very good and we felt that we were heard. Overall, my expectations related to Brighton Homes were met and we knew earlier in the building process that we were in good hands.

warranty rectification. From Sales through to Warranty every step is a constant fight. Throughout the building process and post-handover period, communication was consistently poor and unprofessional. Requests for information and updates frequently went unanswered or were not addressed within a reasonable timeframe, resulting in unnecessary delays and frustration. Several items included within the building contract were never completed, and a number of warranty defects reported following handover remain unresolved more than 18 months after being raised. While written assurances have been provided on multiple occasions that these matters would be addressed, the required rectification works have not been completed. In my view, Masterton has fallen well short of meeting its obligations in relation to customer service, defect management, and the timely resolution of outstanding warranty matters. Prospective clients should carefully consider these issues when making their building decision. Based on my experience, I would not recommed!

lack of maintenance, no idea how a roof wears and tears or how to maintain an inner ceiling, when queried the best I got was "you're supposed to walk around the home once a year looking at the roof, if there's any screw popping, you need to get a contractor in to fix it" Completely ignoring the fact it was done poorly in the first place, even the finish on the roof from build is atrocious. Home assist wasn't very helpful, due to risk of collapse got a contractor in who stated "these trades building the homes get away with murder" (implying how bad the job was) 25 year warranty means nothing

stemmed from what I considered to be significant inconsistencies between early discussions, written assurances, PCQ documentation and the final contractual position presented. Matters relating to build time expectations, price hold understanding, fixed site costs and later variations became increasingly difficult to reconcile as the process progressed.

I ultimately lost confidence in proceeding with what would have been a major financial commitment. My request for consideration of a partial refund of the $3,000 preliminary works fee was also declined, despite my concerns being supported by email correspondence and documentation exchanged throughout the process.

My advice to future buyers is to avoid building with B1 homes as the initial verbal and written attractive assurances very quickly fade out when you get the inked document and that's when reality settles in! In my opinion, there are other builders worth considering before committing to B1 Homes.

have been renting extremely close to the build while we waited, and so had the ability to watch what happened on site each day. To say that we have been happy is an understatement! The trades have been great, and other than a gap where our site supervisor went on paternity leave there has been someone onsite working almost every day. Any issues picked up at each stage by our private inspector were rectified without drama, and our final inspection passed with flying colours. The communication from our site supervisor was really the standout. Beau was always happy to answer questions, keep us updated week to week (with more detail than was probably normal), and work with us on any changes or panics we had. The admin team were also really easy to work with, and always friendly and accommodating. Our colour selection appointment was also a standout, with our consultant providing really good advice and also getting onboard with the 'vibe' we were looking for for the house. The house came in exactly to budget with no surprises, even with additional variations and inspection reports. The final build quality is excellent. We have built previously with Carlisle and have been renting a Metricon investment property during the build, and our new house so far trumps both. The only real hiccups were our solar battery package, which was missed during our tender signing causing some drama and then missed during the electrical rough-in causing more drama. And our tender appointment was not a pleasant experience, which was fed back to Henley at the time. But was all! Highly recommend Henley in Geelong, based on having Beau as our site supervisor!

Project home builders • See all

Project builders (also called volume builders) have a set catalogue of home designs which they use to construct many homes, so they’re suited to those who don’t want to design their own home. These builders usually have display homes you can visit to let you get an idea of what the end result of your home will look and feel like, including the finishes.

Pros
Typically cheaper than custom builders.
Project homes are usually quicker to build than custom built homes.
Can see display homes that show you exactly what the end result will be.
Cons
You’re usually limited to the builder’s fixed range of floorplans, materials, fixtures and finishes.
Project homes can’t always work with or around any unique features of the land you're building on.

Custom home builders • See all

Custom builders are usually smaller companies that construct homes that have been designed specifically for their client. This means they don’t construct as many homes as project builders. While they don’t have display homes, you work with the builder to design your home, choosing the materials, fixtures, plans and finishes in person.

Pros
You have more control over the design of your home, with custom builders offering more or complete flexibility in design.
A custom builder can maximise and work with any unique aspects of your land, such as hills or slopes on your property or views that you want to take advantage of.

Prefabricated homes is an umbrella term that refers to homes manufactured and constructed off-site and then transported and assembled later. Modular homes and kit homes are two types of prefab homes.

  • Modular homes are prefabricated homes that have been manufactured and constructed off-site and arrive at the property completely assembled.
  • Kit homes are also manufactured and constructed off-site, but arrive at the home disassembled and must be constructed on-site.

Prefab homes differ from traditional houses, which are built on-site over a longer period of time. It’s not the most common choice, but their design allows them to be relocated, even after they’re constructed. They’re particularly sought after by those wanting tiny houses and cabins on their property.
