Sent lawyers to conciliation with instructions that they should refuse to refund. They attempt to use bullying tactics by sending lawyers to conciliation and try to make it too difficult for consumers to go to VCAT so they can retain money they should refund under consumer law when they have done the wrong thing. I hope they go out of business.
The positive reviews here are from consumers who have received a gift card for their review (I know this because I received communications with instructions on how to do this).
None of this (including the wildly expensive site costs) happened when I moved to another builder for the same land. There is no transparency or care for their consumers. They have pretty much stolen money I worked really hard for as a single mum.

Follow-up · Extra options that we've picked included, plumbing to fridge cavity, extra cabinets in laundry, upgraded electrical package and door to ensuite. It was an easy process, sitting down with Carlisle staff and going through the process room by room. We also chose Mahogany exterior colour scheme and woodland inside as they were earthy tones.

Our experience with Carlisle Homes has been extremely disappointing and stressful, and it has completely affected our trust in the company. One of the biggest issues has been the balcony. The plans and design we were looking at showed a balcony, and based on that, we believed the home came with the balcony as shown. We later found out that if we… Read more
wanted the balcony as per the plan/display, it would cost thousands of dollars extra. In my opinion, this is very misleading. Customers should not be shown plans or display features in a way that creates the impression something is included, only to later find out it comes at a significant extra cost.
I questioned this with the CLE and the explanation I received made no sense. I was told it was because we had eliminated the balcony and gained the wardrobe, which is simply not true. We did not remove the balcony to gain a wardrobe. It honestly felt like she had no real understanding of what she was referring to, which made the situation even more frustrating.
Another major concern is that the plans show brick veneer, however the contract shows Hebel. This is not a minor detail. These are completely different materials and it is very concerning that the plans and contract do not appear to match. When you are signing documents for a home build, the information should be accurate, consistent and clear. Instead, we are being left to pick up discrepancies ourselves and question what is actually included.
What made the experience worse is that I kept asking questions and raising concerns, but I felt ignored. Instead of receiving clear answers and proper explanations, I was left chasing information and trying to make sense of everything myself. This is not how customers should be treated when they are making one of the biggest financial commitments of their lives.
The whole process has left us feeling misled, unsupported and extremely disappointed. We went into this excited, but the lack of transparency, inconsistent documentation and poor communication have completely destroyed our confidence in Carlisle Homes.
I would strongly encourage anyone considering building with Carlisle to check every single detail carefully, get everything in writing, and do not assume that what is shown on the plan, display home or discussed verbally is actually included. Based on our experience, you may later find out that key features either cost thousands extra or do not match the contract at all.

then improved, we signed because we loved the plan and moved through to colours. We had a good experience with selecting our colours but again, pricing was vague. Changes we wanted to make were limited and although we had better clarity by this stage there were still a lot of unknowns. Electrical went really smooth and we appreciated the man we dealt with. PCA was fairly smooth with a really lovely lady and we were able to finally obtain prices but things as simple as changing a fixed window to an awning window was not available. Slightly disappointing but overall we have invested in significant upgrades and were happy with the price at PCA so we'll move to contract. Everyone we've dealt with have been professional and really lovely and we appreciate the flexibility with non-strucural changes up to contract. We also think the online portal os a really good resource. We're not first time builders and have been investing in the house we want to build for almost a year (in fact, we were at Tender with another builder and dropped that because we loved the floorplan so much) We also acknowledge that not everything is perfect but have appreciated the honesty. Would I recommend Carlisle Homes overall, yes I would, but the builder didn't sell us the house, the floorplan and base price did - which is why we are excited to keep moving ahead and really looking forward to building our beautiful home.

important developer requirements around the roof tiles which we were told at the final contract appointment which was really upsetting as we had to go from a darker colored roof tile to a lighter version based on SRV rating. But all the other combinations Gutters, Bricks, Downpipes, fascias and render etc were matched against Roof tiles color.
