A huge thank you to our site supervisor, who was absolutely fantastic throughout the whole build. He was always approachable, responsive, and never ignored any concern we raised. Even the smallest issues were addressed properly, and he was willing to call contractors back multiple times to make sure everything was completed to a high standard. That level of care and attention gave us so much confidence during the build.
Our CLE was also incredibly supportive every step of the way. She guided us through every stage, reminded us about documents we needed to send, payments or requirements that were due, and made the whole process feel much less overwhelming. Her communication and support made such a difference.

Follow-up · Extra options that we've picked included, plumbing to fridge cavity, extra cabinets in laundry, upgraded electrical package and door to ensuite. It was an easy process, sitting down with Carlisle staff and going through the process room by room. We also chose Mahogany exterior colour scheme and woodland inside as they were earthy tones.

As the owner of a recently completed Carlisle home, I can honestly say the most stressful part has been dealing with issues after handover. The sales process and Spectra tour create a certain expectation, but unfortunately our experience after moving in has been very different. We have raised multiple concerns including workmanship defects,… Read more
damaged cabinetry, sliding door issues, excessive exhaust fan noise during windy conditions, missing components, and other post-handover items.
What has been most disappointing is the lack of meaningful support when these issues are raised. We have contacted our Site Supervisor, our Client Liaison Executive, and Carlisle’s Issue Resolution Team on multiple occasions. Unfortunately, matters seem to get passed around rather than resolved. Responses often take weeks, and when they do arrive, responsibility is frequently redirected elsewhere rather than genuine solutions being offered.
The “Issue Resolution Team” has been particularly frustrating. Despite the name, we have found very little actually gets resolved. The process has been exhausting, time-consuming and stressful for our family.
We paid a premium price expecting a premium experience, but that has not been our reality.
For anyone considering building with Carlisle Homes, I would strongly recommend doing thorough research and understanding that the experience presented during the Spectra tour may not necessarily reflect the level of support you receive after handover.
Overall, we are very unhappy with how our concerns have been handled and the amount of stress this process has caused.

choose colours in each room which complimented each other effortlessly, advising me and guiding me through every stage of the selection process seamlessly to form a luxurious colour palette that made me feel really happy and sure about my choices. I really appreciate her insight, creativity and expertise on suggesting ways I could improve the luxurious look I wanted, suggesting tiles and colour combinations which really did make an impact. able to get timely response from our site supervisor and support staff” for any concerns along the way. As mentioned earlier I was a first home builder and had a lot of questions (sorry Albert) and these were dealt with patience and care. I never felt like I was a bother and the staff were always quick to respond.
Carlisle’s internal quality assurance team also exceeded my expectation. They were so thorough that they picked up several minor defects that my private inspector failed to notice.
Overall we have felt very well cared for by Carlisle and they were initially recommended to us by a friend who had a good experience building with them, and I would (and have) highly recommended them to people in my network.
We visited many display homes by various builders and decided on the Ashbourne grand pantry (easy living range)
In my opinion the floor plan is superior to all the other options that other bulk builders offer and the easy living has a good mix of affordability and quality.

My experience with Carlisle Homes highlighted the importance of carefully reviewing every document and keeping detailed written records throughout the entire building process. Before signing any contract, variation, approval, or other document, make sure all requested changes, inclusions, corrections, and promotional items are clearly documented… Read more
in writing. There draftsmen and engineers make lot of mistakes while drafting engineering, electrical and contract but they often fail to accept responsibility for these mistakes. On multiple occasions, I identified errors and omissions and was advised that they would be corrected in a future variation. My advice is simple: do not sign anything until the required changes have been made and confirmed in writing. Once a document is signed, it becomes significantly more difficult to dispute missing items later, particularly if there is no written evidence clearly identifying the item or promotion in question and later, they will ask why you have signed it.
It is also essential to keep copies of all promotional material, emails, quotations, and contract documents. If a promotion or special offer is provided during the sales process, ensure it is referenced in writing throughout every stage of the build. Do not rely on verbal assurances. I repeatedly had to remind staff about the promotion attached to my contract to ensure agreed inclusions were applied correctly. Rather than these issues being identified internally, I was often required to detect discrepancies myself and provide supporting documentation to have them addressed. The lack of communication and coordination between the sales, colour selection, and contract administration teams created unnecessary confusion, delays, and frustration.
Based on my experience, I would not recommend Carlisle Homes. Future customers should assume that if an item is not clearly specified in the contract or variation documents, it may not be included, regardless of any verbal assurances or supporting written evidence. Even if a promotional item was discussed or referenced by representatives, it may still be excluded if the wording is incomplete or if a key term is missing from the contract documentation. Keep detailed records, insist on corrections before signing, and ensure all promotions and special offers are documented in writing. Taking these precautions may help avoid the disputes, stress, and unexpected costs that I experienced.

the attached deposit receipt for our reference, we did not receive any receipt attachment on our end. The only attachment that came through was the screenshot of the Colour Selection Agreement signed by myself and my husband.

Wish review websites can offer less than 1 star as that would be my current preference as to how I rate Carlisle Homes. This was our second build with us and I know some would say, why did you come back; didn't you know :). Well, I can say the first experience was the best, they owned all issues and dealt with them. round and their strategy has been to run away from the issues.
Provide them with your private inspection reports and the response would be that we will fix most with some exception of a couple of issues but when you asked them to show if they have fixed the remaining issues, they were like, our surveyor has okayed most of the issues. So my question to them was why would you provide the response that you were going to fix the issues in the first place.
Second big challenge, their sales team are someone you cannot trust. They will give you wrong advice and if you took it, just do you own research as they will simply claim that they never told you when sh** hits the fan.
Be prepared to pay double to what other builders charge if you are into upgrades. We did quite a few and now regret as even after paying big $s, quality of the workmanship is so poor we think we should have not.
Builders clean means they want you to take the house which would look like as if a sandstorm went through the house and our site supervisor was like 'It is builders clean'. I contacted 3 cleaners and cheapest quote was $800.
Lastly, be prepared to accept a house that is full of repairs as most of the items will be nicked, scratched during build (cabinet doors, stone, gutters, timber floor to name a few) and they will just repair it to the best possible. So you pay them for new item, you will get repaired.
