This is very good – This is my investment house completed last year. I am buying land and building a house. When choosing the architectural design of the house, we and the construction company put forward some suggestions and changes. Stay away! – I’m not usually one to write a review. but I don’t want others to make the same mistake I did. I signed my contract in Jan 2017 - for supposed build start Jun 2017. returned my call or email they could never give a solid answer as to why or when it would begin. The entire process was a nightmare. The floor plan changed 4 times. To get ahold of someone is virtually impossible. Zero communication unless contacting you for more money. They use snowdon as their builder but you ‘sign’ with Pivot. Every single week was a new issue. I had to closely follow the build and inspect each stage as everything is done incredibly dodgy. Once getting the keys and they have their last paycheck you will never hear from them again, regardless if you have any follow up issues or the 3 month post move in inspection. 12 months on from moving in, I received a phone call from Greater Western Water company explaining that Pivot construction group never signed off my plumbing. They made fraudulent certs stating it had been done to many properties (mine being one of them) and were currently filing a report with the VBA on the matter. Which now makes sense how their workmanship met code. Everything about the experience was just horrible. They take no accountability and it baffles me how they’ve gotten away with this for so long. I didn’t do my research on them before signing. I had just sold my previous home and was excited to build and they offered a lot of extras. It was foolish of me but lesson learnt. I genuinely don’t want someone else to go through what I had to. It was exhausting. Do yourself a favour and stay right away. I’m assuming the reviews on here giving more then 1 star are fake accounts. I’ve spoken to a few other people that have built with them and every story is the same experience as my own. I truly cannot say one good moment had with them over the ridiculously long 4 years building journey.

Very bad experience – I hired Pivot for building my house with 310k for 4 bed, 2 bath, double garage 190 sq m But the quality of building is terrible My private inspection sent me the report it make me disappointed and worried because a lot of issue such as missing ( frame stage) metal brace, ribbon plate missing ... DONT DO IT!!! – As a first time builder it should have been an exciting time but was an absolute nightmare, 14 months to build, supervisor was hopeless, planning was worse, contractors not paid on time and defects were endless. To top it off we have been living here for a week with no heating/cooling.. shop elsewhere!  Show details

Good experience – We had no issues they even held the price of our home over 12 mths which other builders wont do. They gave us a fixed price which was piece of mind Workmanship was good with some standard inclusions other builders charge extra All in all we had a good experience the only reason why the build was late was due to land titles not the builder. Show details

Stay away from Pivot Construction Group – Stay away from this builder, a shame to the building industry. Pivot works with Snowdon Developments and they take almost 2 years to build a double-storey house. If you have already started your build with this company, you should read every ‘Request for Extension’ letter from them carefully, because there are clauses in your building contract… Read more

saying that you can object their request. If you don’t object, they will extend your contract days automatically to avoid liquidated damages. They also extend 35 contract days for every Christmas break, ridiculous! If your house is not settled on time, remember to proofread your liquidated damages. They tried to take half of the liquidated damages from us without providing proper reasons. We are going to contact Domestic Building Dispute Resolution Victoria to get a fair judgement and complain to VBA. In addition, we found cracks and holes on the ceiling and two holes on the screen door at our second final inspection, very poor workmanship. They only provide a 3-month Defects Liability Period after completion of the house.

Delay in start of construction – There were many issue with Town planning done and approved by council. I had to pay myself for extension of planning permit. I don't get timely updates for the activities. Planning permit has to be updated twice and gone for approval, same thing for build over easement approval issue. There are many issue raised by building surveyor for issuing the permit, these issues are still ongoing, hopefully they will fixed and my construction start. Show details

in Keysborough construction started in June 2018 and poor owners are expecting house to be completed in March 2020 – They take 18-24 months between pouring slab and handover. Uses cheapest material. Once the contact is signed, you are gone. They wouldn't communicate. They are building in Keysborough where construction started in June 2018 and poor others are expecting house to be completed in March 2020. They had to involve police. Show details

Mistake I made by choosing PIVOT as my Builder – My dream house turned into nightmares with Pivot. I have signed a contract with Pivot to construct my house in 2017 Feb and soon after land got registered in March 2017 to my name. I was assured by the agent that Pivot only take 3-4 months to complete the house including building permission to complete construction. As per contract it was agreed… Read more

for 240 Days. Not much aware with the contract clause and 1st time home buyer I have trusted the agent.

With various reason and negligence from Pivot the permit received in August 2017. Soon after the site work started and they come across with water meter and is obstructing the plan and a GAS pipe in the land. It took them 3 months to notify me and delay the work for 4 months. In Feb 2018 Slab has poured since then I'm waiting to get my house. I have mentioned my situation and financial hardship which doesn't matter for them. There is no escalation and they hardly give you any truthful answers. I have been assured to get the house in Easter 2018, Then 15th June, End of July, then Sep Start, then 28th Sep, Oct, 7th Nov etc.etc.

Whenever you ask, then will tell we are arranging next week. As per the contract builder need to notify if there are any delays with appropriate reason of delay. Owner need to accept the delay. In this case neither they have notified nor giving me any completion date. I have raised the concern with DBDRV however it is more than 2 months now to get a case officer assigned and no response so far. As of 16th Nov 2018, I'm still waiting for a completion date, final claim, PCI and a handover date. So as a common man it is very difficult for you to fight back. Departments are there from government but in reality you will not get any support.

All construction of Pivot is done by snowdon development and Pivot doesnot have any control on them. I suffered, hope my situation will help you before taking any decision. Also if you are new home owner then ensure to increase the liquidated damage to high a high money. In my case it was $250 per week which is very less and I am loosing additional $2000 per month due to the delay. the project now 20 Months and if I will calculate post building permit then 14 months. Don't be fooled with verbal communication and delay damage. Delay damage is for builder paid by owner and liquidated damage is for owner paid by builder. so if increase the value to $2000/$5000 per week, then builder will complete the house within the contract.
