not but to claim it from the property agent. As my lawyer, they should have told me that once the property is settled then I will lose my right to bond. LW also pushed me to reduce the price because the settlement was delayed. Once by the buyer and once by us. I organised LW to act for me for months before the settlement and told them that I will be out of the country for few months and during the settlement so please make sure that everything needed for settlement is organise before mid March. However, by 20th April it was still not done. My husband and I did not sleep for 2 nights and 2 days attempting to email and contact anyone who had anything to do with my property documents. I was sent a form by LW to sign and send to the bank which we had already done in early March. We had to wake policeman at a police station in Austria to print the document for us so we could sign and email on time due to 8 hrs time difference. LW spoiled our holiday, and also cost a loss. But they are very good with taking their fee. I sent complaint email and when back in Australia was contacted by the owner to say he will be holding meeting to find out what happened. I know what happened exactly, incompetence of the staffs, not knowing their work and not acting in best interests of their client but filling their pocket. Pushing me into accepting the purchaser' s every demand so their work is easy and simple. LW could not read a simple statement but asked me few times to pay extra amount that showed in the rates if the payment was overdue. It took us few emails to explain this simple thing that was written in the rates notice. I am selling another property and purchasing one after the sale and had engaged LW for both but after my this experience I would rather go with another company and pay extra to save the headache. I DO NOT recommend this company, they not their for their clients. They don't know what they are doing. Do not trust high star reviews, companies have their family and friends to write to get the job. I use reviews to chose and a true review can alert others and save them money and heartache.

Answered all my naughty questions ensured every detail was handled meticulously, making what could have been a stressful experience incredibly smooth and straightforward. I really felt legal support when it was negotiations of contract terms with the vendor (yeah you can just remove bunch of "special conditions" just because you don't like them)

I transferred my funds to LW Trust Account . They always validate over the phone all details as well, so best security standards are followed. I did not have my shortfall account from the bank so transfer to trust was the only option for me. Although I believe PEXA must provide that kind of security of having dedicated account by default to reduce unnecessary risks , not issue with LW anyways. Would be great to have some notifications from PEXA as well but guys shared screenshots so I know what is going on. conveyancing process, we discovered serious issues with the land and were forced to rescind the contract. Since the purchase did not proceed to settlement, I expected that no fees would be charged, as promised.

However, to my surprise, Legal World still issued an invoice and demanded payment despite the fact that no settlement took place. This completely contradicts what they initially promised. When I raised this with them, they refused to acknowledge their earlier statements and continued to insist that the fees were payable.

I have now lodged a formal complaint with Fair Trading regarding this matter. In my opinion, their actions are misleading and deceptive, and I would strongly caution others to be extremely careful before engaging them.

Based on my experience, their “no settlement, no fee” claim is not genuine, and you may end up being charged even if your property purchase falls through.

In short: avoid being scammed — steer clear of Legal World.

The “Adjustments” item in the "SS" did not match the adjustments in the "SOA". In our case, we found an extra item in the Payment Direction section of the SOA labelled “Other” — payable to Legal World Pty Ltd for $479.22.

When questioned, Jeevan said the settlement would not proceed unless we agreed to pay this hidden fee. What choice do you think we had to make?

Worst conveyancing firm ever. The saving of few hunderd dollars in fixed fees will cost you thousands in exchange and wasted time cos they don’t know what to ask for on time from strata. 1.Not update client's contact details - continue sending emails to old contact for multiple times; 2. Make mistakes in settlement eg. take it for granted the buyer paid 10% deposit even if the Real Estate Trust emailed them the receipt of 5%. The mistake was discovered after settlement. 3. When the seller expressed their disappointment and offense, Legal World didn't apologise but instead emailed the seller in a impolite way.
